We look forward to having you as our guest. Below, you will find our and rental agreement. At your earliest convenience, please review and sign electronically. On the day you arrive, you will come to the office to pick up the keys. We are located at 10059 Palisades Drive Suite #1, Truckee, CA 96161. If you happen to arrive after 5pm the keys will be in a box to the right of our front door in an envelope, with your name on it. For security reasons we do not enclose directions to the property. The address for the property you will be staying at is ADDRESS. We suggest printing off directions prior to your arrival for reference. If you prefer to pay your balance by E-Check, please click here and use this as your reservation number: {} You may also send checks to: Tahoe Truckee Vacation Properties | 10059 Palisades Dr., Suite 1, Truckee, CA 96161 TAHOE TRUCKEE VACATION PROPERTIES GENERAL INFORMATION AND RENTAL TERMS AND CONDITIONS ALL RESERVATIONS MADE ONLINE MUST BE VERIFIED BY A MEMBER OF OUR VACATION RENTAL TEAM AND ARE SUBJECT TO CHANGE 1. Rents or deposits are subject to forfeiture if reservation is canceled less than 30 days prior to the reservations date during winter and shoulder seasons and 45 days prior to the reservations date for July and August. EXCEPTION – Christmas and New Years weeks require cancelation by November 15th. There will be a minimum $100 fee for any cancelation in addition to rent and deposit forfeiture, and deposits may be forfeited if rents are not paid in time. 2. The property you are renting is privately owned and as such, a security and damage authorization is required for all reservations. By signing the rental agreement, you are accepting responsibility for any damages to the property and its contents incurred either by accident or through negligence on the part of yourself or any guests occupying the property during the rental agreement period. You further agree that the costs of any repairs or replacements to said property will be charged to the credit card number provided at time of booking or as listed on rental agreement. Tenant can be held liable for damages in excess of their security authorization. All properties are NON-SMOKING. Any evidence noted of smoking within the property will be subject to an additional $250.00 cleaning fee. 3. You have been charged a cleaning fee as part of your reservation. These fees are based on the size of the house and standard times to clean the property as determined by the cleaning contractors. If the cleaning required exceeds what is considered normal, you will be billed $35.00 per hour for the additional cleaning or at a rate that is appropriate for that home. If you build a fire, please do not clean out the ashes. Hot ashes will be disposed of properly after cooled. 4. Everything you need is furnished to get you started. If you find that you run out of basic supplies such as toilet paper, paper towels, etc., you will be expected to replenish for the remainder of your stay. Also, firewood is generally NOT supplied, but is available at local markets. 5. Where telephones are provided, long distance services have been blocked. If you choose to use the telephone for long distance calling, you will be required to use a calling card or personal cell phone. 6. The rental rate is for a maximum number of occupants listed on your confirmation. Violations or abuse of the unit will result in further rental funds being charged to your credit card on file. Tenants are required to abide by all rules herein, posted in the premises and Homeowners Association rules where applicable. 7. NO PETS ALLOWED except by previous arrangement with select properties. A fine may be assessed by some Homeowners Associations and your security authorization is subject to charges for bringing unauthorized pets. 8. CHECK IN TIME IS 4:00PM. CHECK OUT TIME IS 11:00AM. Keys are to be picked up at our office located at 10059 Palisades Drive, Suite 1, TRUCKEE. For LATE ARRIVALS, keys and guest passes (if applicable) will be placed in a marked receptacle in front of our office. PLEASE NOTE: Keys only (no address or map) will be placed in the envelope with your NAME ONLY. This will be done automatically if you arrive later than our closing time of 5:00PM. IMPORTANT – Return all keys and guest passes directly to our office upon your departure. If keys and guest passes are not returned by 11:00AM on the day of your check out, you will be subject to additional charges. You can typically do an early/late check-in with an additional fee of $50.00. 9. During the winter months (November thru April) please do not park any vehicles in the street. This is prohibited by local agencies who impose strict fines for violations. If you are unable to gain access to your driveway, please call our office during regular business hours and we will notify the plow service. 10. In the event the unit you have reserved is un-rentable, Tahoe Truckee Vacation Properties Real Estate Services shall notify you as soon as possible and either give you a total refund, change your rental dates or transfer you to a comparable unit if possible. Neither TAHOE TRUCKEE VACATION PROPERTIES REAL ESTATE SERVICES nor the OWNER shall be held responsible for conditions beyond our control. 11. Inconveniences under which we may have no immediate control and which DO NOT warrant a refund of rental monies include: (1) breakdown of DVD/VCR’s, hot tubs, water or heat that is not turned on, saunas and/or any other recreational appliances/devices, (2) power outages, (3) adverse road and/or weather conditions, (4) construction taking place in the area, (5) a vacation home that is not decorated and/or otherwise accommodated to suit the guest’s individual taste(s), (6) loss of internet. 12. Guest agrees that your credit card will be charged the balance owed within the 30 days prior to your stay. It is your responsibility to call us if you would like to change your credit card information. We hope your stay will be most enjoyable and that you will return to visit us often.
